Family bathrooms, done properly
The Shire's suburbs grew up around family homes: post-war fibro and weatherboard in Caringbah and Gymea, 1960s and 70s brick veneer in Miranda, Sylvania and Engadine, and 1980s and 90s two-storey homes in Menai, Illawong and Barden Ridge.
Most of those houses share one thing — a single main bathroom doing the work for a whole household, now thirty to sixty years old.
What people actually want
A shower that works. Walk-in, no framed screen, no step, room to move.
Storage. Drawers, a proper mirror cabinet, a spot for everything.
Easy cleaning. Large tiles, fewer grout lines, wall-hung vanities, no shower tracks.
Longevity. Waterproofing done to standard and certified, and design choices that still suit the house in twenty years.
One bathroom, whole family
If it is your only bathroom, the renovation is as much about planning as building. Options include staying with family, using a gym or pool shower, hiring a portable bathroom, or staging a laundry or ensuite first. We map the program so you know exactly which weeks are affected. See how it works.
Planning for later
Shire households often stay put. Reinforcing walls for future grab rails, a step-free shower, slip-resistant tiles and better lighting cost very little during a renovation and a lot later. See accessible bathrooms.

The ground rules
Built Around Family Life
Most Shire homes have one main bathroom. We plan the program so the house keeps working while it is out of action.
One Written Price
Fittings named, tile allowance stated, waterproofing certified. What you approve is what you pay.
Planned for the Long Haul
Grab-rail blocking, step-free showers and better light are cheap during a renovation and expensive later.

Questions people ask before they commit
How much does a bathroom renovation cost in the Sutherland Shire?
As a 2026 planning guide, a main bathroom taken back to frame typically runs $22,000 to $36,000, an ensuite $16,000 to $28,000, and a small second bathroom $15,000 to $24,000. Asbestos removal in older homes, layout changes and premium finishes add to those figures.
How long will we be without a bathroom?
Around three to four weeks on site for a typical main bathroom, assuming selections are locked in before demolition. The waterproofing cure is a fixed part of that and should not be rushed.
Is asbestos likely in Shire bathrooms?
In homes built or renovated before about 1990, yes, it is possible — particularly in wet-area wall linings and older fibro additions. A sample is tested before the job is priced, and removal is done by a licensed asbestos removalist.
